Payment
100% of the total amount is due at the time of booking

Property and Cancelation Policies
All reservations must be guaranteed by a valid credit card or bank deposit
Penalties for cancellations will depend on how long in advance the cancellation is made:

  • 1 month or more are exempt from any penalty.

  • 4 weeks in advance - 20% of the total charge for the stay.

  • 3 weeks in advance - 40% of total stay charge.

  • 2 weeks in advance - 60% of total stay charge.

  • 1 week in advance - 80% of the total charge for the stay.

  • Cancellations with less than 5 days in advance will be penalized with 100% of the total cost of the stay.

Lo De Abode will apply a no show charge corresponding to the total amount of the stay, including applicable taxes and charges (Not applicable for groups).

If the guest checks out before the reserved date, no refund will be applied.

Damage Deposit
A $200 USD damage deposit is required at the time of booking for incidentals
The deposit will be fully refunded within 7 days of checkout, providing the following provisions are met:

  • No damage is done to the unit or its contents, beyond normal wear & tear.

  • Keys are returned at the end of stay. Lost keys incur a $150.00 USD charge for replacement.

  • Maximum capacity of guests is not breached
    Capacity:
    Lower units – maximum 2 guests per unit.
    Upper units – maximum 3 guests per unit

  • Contamination of pool. If the pool needs to be drained, re-filled and chlorinated due to guest contamination a fee of $500 USD will apply to the responsible party.

  • All beach supplies are returned.

  • All charges accrued during the stay are paid prior to the departure.

  • No unregistered guests on property at any time. Non-registered guests are not permitted on the property. Violation to these rules are grounds for immediate eviction without refund.

Pool Rules:

  • Pool Hours: 8:00 AM – 7:00 PM

  • Safety: Use the pool at your own risk. There is no lifeguard on duty.

  • No Diving or Jumping in the pool.

  • Glassware: Glass is not allowed in the pool area. Please use plastic cups provided.

  • Alcohol: Please consume alcohol responsibly. Excessive drinking while using the pool is prohibited.

  • Nudity: No nudity in the pool or common areas.

  • Please shower before entering the pool.

  • No sand in the pool.

  • After Dark: Be extra cautious around the pool after dark. Use well-lit walkways when accessing your unit.

  • Contamination: No human contamination in the pool. A $500 USD fine will be charged if the pool needs to be drained and refilled due to contamination.

Quiet Hours:

  • 10:00 PM – 8:00 AM: Please keep noise levels to a minimum during these hours to ensure a peaceful environment for all guests.

Smoking:

  • Smoking is not permitted on the property. Please use designated smoking areas outside and dispose of cigarette butts responsibly.

Check-In / Check-Out:

  • Check-In Time: 3:00 PM

  • Check-Out Time: 11:00 AM

  • Early check-in or late check-out requests must be made in advance and are subject to availability and fees. Unauthorized late check-outs will incur additional charges.

Property Use Rules:

  • Unregistered Guests: Unregistered guests are not permitted on the property at any time.

  • Footwear: Please remove outdoor footwear / street shoes and replace with clean indoor shoes, slides or flip flops before entering the courtyard area, to help keep the shared space clean.

  • Pets: No pets are allowed. Service dogs are welcome with prior notice. Service dog certification, an additional damage deposit, and a cleaning fee will apply.

  • Parking: Free parking is available on the street outside the property.

  • Maximum Occupancy:

Lower suites: 2 guests

Upper suites: 3-4 guests

  • Wheelchair Accessibility: The property is not wheelchair accessible.

  • Trash Disposal: Please dispose of trash in the designated garbage area at the front of the property. Trash collection is on Monday and Wednesday. Do not leave trash in common areas or outside your suite.

  • Wi-Fi: Complimentary Wi-Fi is provided. Please use it responsibly—downloading or streaming illegal or inappropriate content is prohibited, and excessive usage may result in additional charges.

Plumbing Guidelines:

  • Sinks/Drains: Do not dispose of coffee grounds, food, or grease in the sinks. Please dispose of grease in a can or jar and place it in the waste bin.

  • Toilets: Do not flush tissue, paper towels, baby wipes, dental floss, feminine hygiene products, or anything other than human waste. Please place tissue in the waste bin next to the toilet. Flush human waste only.

Parties & Events:

  • Parties or events are not permitted unless specifically registered at the time of booking.

Laundry:

  • There are no public laundry facilities on the property. However, there are laundry services available within a 5-minute walking distance.

Respect for Other Guests:

  • Please be considerate of others, especially in shared spaces. Keep noise levels down after 10:00 PM, and refrain from using personal speakers in common areas. Please use earbuds or headphones.

Safety & Security:

  • Access Information: You will receive the property address, access codes, and lockbox details within 24 hours of check-in.

  • Main Gate: Access the property through the main gate, which has a black digital lock. Please ensure the gate is securely closed and locked each time you enter or exit.

  • Key: Keep your key in the provided lockbox for safekeeping. There is a $150 fee for lost keys.

Fire Safety: In case of fire, evacuate immediately using the main gate and call emergency services at the above numbers.

Cleanliness & Care:

  • Clean-Up: Please leave your unit tidy before check-out. Wash, dry, and put away any dishes and utensils. Strip the beds and leave used towels in the shower.

  • Damages: Any damage to the property due to neglect or improper behavior will be deducted from your damage deposit. If repair costs exceed the deposit, the guest agrees to cover the full cost of repairs.Please note surveillance cameras are positioned in exterior locations on the property and for your security.

  • Air Conditioning: Please conserve energy while you are not in the unit by turning the AC and lights off when you’re not in the unit.

Liability
All guests renting or visiting Lo De Abode agree to assume all risk of property use. The owners of Lo De Abode are not responsible for any illness or personal injuries sustained by the renters on or off the property and during the term of the rental. Lo De Abode is not responsible for any loss of belongings or valuables.

Governing Law
Please note: As the home and income is generated in Mexico, rental of the home and disputes are governed by Mexican Law
